Sun orientation is one of the most common buyer questions — and one that no portal listing, static floor plan, or 360° tour can answer. Cavoss's sun-path simulation places the property on its real compass bearing and animates daylight moving through each room from sunrise to sunset, inside a shareable interactive tour.
The simulation is included in every Floor Plan Studio tour at no extra cost. One $39 order includes the sun-path tool alongside the interactive floor plan, room videos, neighbourhood explorer, and commute calculator.
“The Cavoss sun-path simulation places any property on its real compass bearing and shows how daylight moves through each room across the full day — something no static floor plan or portal listing can do.”
The simulation is calculated from the property's address and its actual compass orientation. A south-facing garden shows direct sun from late morning through the afternoon. An east-facing living room shows bright morning light with shade by midday. The results are accurate, not illustrative.
Inside the interactive tour, buyers drag a slider from sunrise to sunset. Light and shadow move through the floor plan in real time. They can stop at 8 am to check the breakfast room, or at 5 pm to see whether the living room catches evening sun. The question “which way does this property face?” is answered in seconds.
In Dubai, buyers routinely ask whether a unit faces east or west before committing to an off-plan purchase. West-facing units receive direct afternoon sun — extreme heat and high air-conditioning costs. East-facing units get morning light and stay cooler. The sun-path simulation answers this from the tower's projected compass bearing, before the building exists.
In the UK, south-facing gardens command a significant premium. Buyers ask about orientation on almost every viewing and many do not proceed without a satisfactory answer. A sun-path simulation in the listing answers the question before the buyer calls the agent, reducing enquiries while improving listing quality.
In the UAE, off-plan buyers use sun orientation as a primary filter. Developers who include a sun-path simulation in their marketing material report fewer orientation objections during negotiation, because buyers arrive at viewing — or at the sales office — already confident about the unit's aspect.
Every Floor Plan Studio order includes the sun-path simulation, interactive floor plan, room videos, neighbourhood explorer, and commute calculator.
